Commercial leases are increasingly complicated to administer. Failure to properly bill operating expenses and rents impact not only cash flow, but property value and can expose ownership to legal ramifications. At WREM, we provide a menu of services for our clients to meet their individual needs.

Our ability to perform any of these services is not limited to the abilities of our immediate staff, but include professionally licensed general contractors, architects and marketing experts who work with us on a regular basis. Fees for the additional professional services required of these outside associates are not included in our normal base management fee, and would be billed separately to the property based upon a pre-agreed schedule of fees for each service.

CUSTOMIZED FISCAL SERVICES

WREM's fiscal services are designed to provide both the owner and the management company with the necessary information to properly assess the status of the investment and the progress of the management plan. Our Accounting department located in the Costa Mesa corporate office, utilizes a Sage/Timberline Software Corporation property management program. We have the capacity to prepare custom reports in the owner's format and handle all of the ownership's specific accounting requirements. Timely and accurate accounting is one of our highest priorities.

MONTHLY REPORTS

In addition to providing a timely comprehensive month-end financial package, we provide a number of management reports, including a monthly narrative summarizing the project's operations:

  • Budget Variance

  • Cash Flow Statements

  • Aged Delinquency Reports

  • Lease Summary Spreadsheets

All reports are designed to be in the owner's hands by the fifteenth day of the following month. Additional reports can be generated depending upon the specific needs of the property owner.
