ABOUT US

Williams Real Estate Management, Inc (WREM) was founded in September 1997 by Audrey B. Williams, CSM, CPM®, as a full service, independent real estate property management company. WREM separates itself from other management companies by focusing on assisting property owners with enhancing the value of their properties. This shift in focus from traditional care-taking by property managers emphasizes the importance and impact of professional management to the over-all investment team.

The depth of experience of WREM's team focuses in commercial properties. With personal involvement in well over 4 million square feet of industrial, office building, neighborhood, community and power shopping centers, there are very few leasing, positioning, maintenance, administrative or tenant relation situations that have not been previously resolved.

The corporate objective is to provide exceptional quality real estate management services to owners of Southern California commercial properties in the 3,000 - 500,000 square foot range.

Today's complex leases require accurate accounting and pass-through to tenants. WREM's accounting software, licensed by Sage/Timberline, Inc., has complete flexibility to be customized to a client's needs. All property management and lease administration functions are computerized and integrated with the accounting system, which assures the proper calculation of rent increases and tracking of lease options and expirations.

AUDREY B. WILLIAMS, CSM, CPM

President

Ms. Williams has received the designation of Certified Property Manager from the Institute of Real Estate Management and the designation of Certified Shopping Center Manager from the International Council of Shopping Center. Her career in the management and leasing of commercial and multi-family real estate has spanned more than 25 years. She oversees the daily management activities for the properties managed by the firm.

An active member of the real estate community, Ms. Williams was elected Secretary of the Orange County Chapter of the Institute of Real Estate Management (IREM) on two occasions and served on the Executive Council of the IREM Chapter for nine years. She has been a guest lecturer at Orange Coast College and speaker at classes organized by IREM, The Appraisal Institute and the Orange County Assessor's Office as well as numerous community and charitable organizations. Ms. Williams has been an Expert Witness in the Shopping Center management field and performed consulting assignments for developers and investors.

Prior to forming WREM she was a Senior Vice President of D.W. A. Smith & Company, Inc, where she was responsible for the management of a portfolio of approximately one million square feet of shopping center, office building and industrial property. As a result of her efforts, the firm was named the "Retail Property Management Company of the Year" by Aldrich, Eastman & Waltch (AEW), one of the largest pension fund managers in the country at the time.

Ms Williams also had extensive hands-on experience in the management and leasing of new retail developments as the Director of Retail Leasing with Property Correspondents and Director of Property Management with W. R. Grace Development Corporation.

Ms Williams attended Ohio State University and the University of Cincinnati. She holds a California Real Estate Brokers License.

KATHY WIEKAMP

Property Manager

Ms. Wiekamp manages a portfolio of properties which include shopping centers, office condominiums and medical buildings. She interacts with tenants and vendors regarding common area and lease-related maintenance items. Ms Wiekamp reviews leases for the properties under her supervision as they are input to Timeberline Software.

Ms Wiekamp brings a broad base of business experience to the company. She has held financial related positions with GTE Corporation and also the mortgage banking industry. She also was a senior marketing director for a health care company for several years. Prior to joining WREM she owned a real estate investment company purchasing REO Properties and converting them to income producing assets

Ms Wiekamp attended Central College where she graduated with honors with a BA in Business Administration. She is currently finishing her certificate degree from Fuller Seminar in Christian Leadership and Character Development. She holds a California Real Estate Salesperson License.

CATHY NGUYEN

Property Accounting

Ms. Nguyen heads the accounting department at WREM, supervising a staff of three. She handles the calculation of Common Area Maintenance, insurance and real estate tax reconciliations. She is responsible for overseeing the annual budget process, preparing the month end closing and the financial package for all properties. Proficient in all areas of our Sage 300/Timberline Accounting program, she assists in training other employees on the System. She received a Bachelor of Arts from California State University, Fullerton.

GEORGIA HOOVER

Property Accounting

Ms. Hoover is involved in annual budgeting, reconciliation of common area expenses and tenant inquiries. Ms. Hoover interacts with the lenders and banks used by our clients. She has been a part of the WREM team since 1997.

GLENN FRANKLIN

Property Manager

At WREM, Mr. Franklin oversees properties which includes shopping centers, and single tenant locations. He interacts with tenants and vendors regarding various maintenance and operational needs. Mr. Franklin develops and reviews leases, maintenance budgets, directs vendors and tenants activities along with various projects to maintain and enhance the properties functionality and effectiveness.

Mr. Franklin has many years of experience in the commercial and retail real estate industry. With a 34-year tenure at Ralphs/Food 4 Less and Kroger Companies, he held various titles including Real Estate Manager, Supervisor of Leasing & Development, Property Manager, Retail Service and Maintenance Supervisor and worked in several areas of their Accounting Department.

Mr. Franklin has acquired, developed leased and managed a vast number of properties during his successful career and was instrumental in the development of Ralphs/Kroger profitable Fuel Center program and Store Strategic Plan.

MAGALI GONZALES

Accounts Payable

Ms. Gonzalez is responsible for all accounts payable at WREM, including keeping vendor insurance certificates up to date. She has experience in administrative and accounts payable for both Commercial & Residential Property Management companies. Having worked side by side with Property Managers, Board Members and vendors, Ms. Gonzalez gained a cautious eye to detail and demand. While handling payables for WREM, she ensures that all vendors are paid in a timely manner to provide a positive working relationship.

ISABEL ACOSTA

Accounts Receivable

Ms. Acosta handles Accounts Receivable for WREM, including billing of timely rent increases and common area maintenance for tenants. Her experience includes multiple accounting, administrative and property management functions for Residential, Homeowner's Associations and Commerical properties.

Ms. Acosta graduated from Trade School as an Avionics Technician and obtained an Accounting Clerk Certificate.

ELIZA SANTIAGO

Property Administration

Ms. Santiago supports the Property Managers at WREM as a multifaceted Property Assistant with a background in a variety of office administration duties. She works well in our high-pressure setting with minimal supervision in both leadership and team roles. She is especially effective at fielding phone calls, coordinating with clients and serving as the liaison between tenants and their property managers.
